We’re an Connecticut award winning custom home builder, 40 year old family-run business – a boutique builder – building only 3-6 upper bracket homes each year. All of our projects are built on a fully transparent/open book basis, locking into a firm budget before construction begins. Our clients have full access to all of the bids and invoices on their project. We charge a flat fee for our construction management unlike many builders whose fees are a percentage of the total project cost. We strongly believe our flat fee which appears as a line item on your monthly budget is the fairest method for our customers; why should the builder benefit from a customer choosing Wolf appliances over GE?
We competitively bid each category of the work to 2-3 subcontractors from contractors we know to deliver our expected level of quality. This ensures that we are getting the best pricing possible. We enlist the best contractors available, competing against peers. Bidding keeps them on track and competitive. We take our fiduciary responsibility of our clients’ funds very seriously and ensure the cost effectiveness of the entire project.
Bungalow House is known for our comprehensive budgeting & accuracy. Our competitive process delivers a lower cost per square foot than our competitors and can save hundreds of thousands of dollars for our clients. As a part of our construction process, and as a part of our construction fee, we assist our clients through construction selections and interior design. In addition, we partner with local interior design firms to consider furnishing, window treatments, etc… early in the process. This integration ensures that furniture placement, size, and design is considered while laying out lighting, ceiling details, and general flow throughout the home.
We are intimately involved in the construction of all of our homes, providing a personal yet professional level of service. Our customers receive an unprecedented level of communication from us. There is a constant flow of emails and progress photos to keep long-distance customers up-to-date on the progress of their home.
We’ve built all of our processes around simplicity, transparency and common sense. To that end we:
- Price our homes on a flat fee basis, fully disclosed to our clients.
- Competitively bid every aspect of our projects with time tested contractors that have proven their quality and expertise.
- Operate on a fully open book basis – all bids and invoices are provided to the client.
- Bill monthly, only for work done, materials delivered & invoiced. We don’t take large deposits. We’re paid as work is completed.
- Manage payments and lien releases are provided. Your payments are disbursed direct to those who have invoiced and done the work.
