Principal Features

  • The Bungalow Collection of homes are capacious aesthetic designs, each with open, airy floor plans for easy and carefree living. Our spectacular 24’ wall of glass is the focus of each Bungalow home, where we bring the great outdoors into your home filling it with light and transport you to the beautiful landscaped gardens and outdoor entertaining spaces.
  • Gracious garden room for year-round entertaining with beautiful views of professionally landscaped grounds.
  • Gourmet kitchens offer top-of-the-line convenience with professional appliances packages including Sub Zero, Viking and Wolf products. Custom kitchen cabinetry styled and built by local craftsmen will offer a variety of woods and drawer fronts.
  • Master bedroom suites have spacious walk-in closets with wood closet systems, a luxurious bath with a double sink, granite-topped vanity, 6’ soaking tub and oversize tiled shower. Guest baths feature a granite-topped vanity, a soaking tub and separate shower. Powder rooms have pedestal sinks or cabinets per the client’s selection. Kohler fixtures are standard with options for many other products.
  • A wide range of stone and tile choices are offered for kitchen counters and bathroom vanities, floors and showers.
  • Laundry rooms will feature Whirlpool Duet washers and dryers.
  • Ceiling heights are generally nine feet on the first level, with cathedral, two-story or beamed and planked finishes on some ceiling areas. Wood beams and shiplap boards will accentuate the ceiling of the kitchen-dining-great room.
  • Fireplaces are energy efficient Wittus wood and gas models and feature granite, marble or wood mantels and surrounds.
  • Premium tile or quality planked hardwood floors are featured throughout.
  • Additional fine details include oversized trim and crown moldings, main staircases with detailed railings in a variety of woods and painted solid interior doors.
  • Marvin Integrity energy efficient doors and windows with their patented Ultrex finish bring in the beautiful outdoors to our homes. Since the 1930s Marvin has brought a human touch and the very best materials to its windows and doors. So while they were building superior products, like us they were also building a reputation for quality materials, fine craftsmanship, remarkable innovation, and exceptional customer service. That’s why Niantic Bay Group has partnered with Marvin for all our doors and windows that go into every home we build. Hurricane-resistant glass is available.
  • At Niantic Bay Group our homes include many green features to help minimize the impact on the environment. By building green, Niantic Bay Group will save you money and maximize the quality of life for each of us. Our mechanical systems include high efficiency Viessmann gas-fired furnaces, multi-zone radiant heating and 17 seer plus cooling systems, 200-amp or greater electrical services, and on demand hot water. Every Bungalow home is built with a Venmar ERV air to air recovery filtration system ensuring your family of the healthiest home environment available today.Our Energy Management and Mechanical Control Systems integrate the latest technology available today with the Crestron BAC-3 Building Management System. Anything and everything is connected to a Crestron control system which is monitored, managed, and controlled — anytime, anywhere from your touch screen, laptop, or smart device. Your heating and cooling system combines the Nest Learning Thermostats which all talk with your Crestron Building Management System. Your Crestron Smoke detectors with built in CO2 detectors recognize deadly CO2 emissions and automatically shuts off your furnace in the event of a leakage and then sends a message to you that will keep your family safe no matter where you are in the world. The total Building Management System brings all the technology and devices together into a single platform so they work together seamlessly integrating control of lighting, shades, HVAC, AV, BMS, security, fire, police, voice & data, and other connected systems, faster, simpler and more efficient than ever. All systems run independently and communicate with each other on the same platform, creating truly smart building.Imagine, you are running late, guests arrive; they call you from the front door, you easily send a message to your Smart Code front door entry lock that not only allows them to enter your home with their own code, but also turns on the lights and their favorite music station for their comfort until you arrive. Our Sono House Entertainment Systems create a theatre sound experience in every room of your home in a simple cost effective installation that provides everyone flexible audio and video.
  • Landscapes are created by our professional landscape architect and will be fully planted before occupancy with tree and shrub varieties chosen for their beauty and ease of maintenance. The lawns are sodded or seeded, depending upon location, and can feature an in-ground sprinkler system.
  • Oversized heated 1, 2, or 3-car attached garages with walk up storage and equipped with a 220-watt outlet charging station for electric and hybrid cars are available with each design.
  • Underground utilities include electric service, city water, propane or natural gas, phone, and cable.

The Niantic Bay Group Collection

The Millenial

The Millennial is the newest model in our Bungalow Collection. It is designed for today’s generation that is seeking quality, simplicity and style at an affordable cost. The Millennial can be a great starter home or comfortable for a family to see their children off to college. The split level floor plan boasts many features which are often found in much larger and more expensive homes.

The Bungalow Tidewater

This is a 2,585 square foot design with the first level featuring our signature kitchen-dining-great room. A large greeting foyer invites you into the Tidewater. There’s a garden room, full bath and first floor laundry plus a heated 26’ x 26’ garage with walk-up storage above. For the client who enjoys the privacy of a second floor master bedroom, the Bungalow Tidewater is a fabulous home.

The Bungalow Oceanview

The Bungalow Oceanview is a fabulous first floor master bedroom design with a second level that offers the flexibility of a one bedroom suite with full bath and storage or three bedrooms and 2 full baths and up to 2725 sq. ft. of living space.  Designed for easy carefree living and entertaining, the first floor features our signature kitchen-dining-great room and wall of glass and amenities of quality and style.

The Bungalow Beachside

The Bungalow Beachside, with a first floor master suite, is our flagship design inspired by Jodie and John, Niantic Bay Group’s management team. The design has 3,200 square feet of living space with everything a retirement or empty nester couple would wish for to simplify life and still accommodate all of the conveniences we’ve all come to enjoy.  It all begins on the covered bluestone entry portico.
